Tricky Transition

Question...

So basically I want to:
1) completely dissolve the first to be totally opaque, showing the image in the track beneath,
2) then dissolve the abutting clip from 0-100% opacity.

The two clips up against each other (abutting) and I would like a certain transition without having to move them apart first.

(Sorry, hard to describe.)

Any one know a trick?
